But just for historical clarification the S&L issues in past decades were a direct result of Carter deregulating the banking industry and what we are dealing with now is due to Barney Frank's legislation lowering the standards for Fannie Mae and Freddie Mac and the rest of the home loan industry trying to compete. Greenspan lowered rates and kept them low and Bush looked the other way as things went down hill fast.
